From 1st October 2006, new Fire Safety Legislation affecting all commercial properties in England & Wales came into force. There will be no further Fire Certificates issued and those previously issued will cease to have any legal standing.

The Regulatory Reform (Fire Safety) Order, approved by parliament in 2005, is the biggest overhaul of fire safety legislation in decades consolidating nearly all existing legislation.

Primarily the changes will affect employers and owners of buildings, but it could be anyone who has some control over premises.

The main change to the legislation is that the employer or owner must carry out a Fire Risk Assessment and act on the findings.
